This is a book I find myself returning to time and time again. The insights are multi-dimensional; and every reading is a fresh experience.Contains a lot of insiteful information for the beginner investor mostly; but also forthe experienced investor.I recommend this book.

Robert Irwin has written a good book on how to get started in real estate.His beginning story with Leslie, David, and Leo really simplify the thought process of investing.It was a great idea to use one's first residence as an investment property.This gives a fresh outlook on real estate investing.Now real estate could be purchased on 2 fronts.He gives good points to the beginner which seasoned investors may already know.Unfortunately he only scratches the surface of real estate without giving real world examples and numbers.All in all the tips and traps illustrations should serve as a good outline to all real estate investors.
He definitely followed the KISS (Keep it simple ...) acronym and it is a refreshing read.

Irwin describes in excruciating detail how the steps to take to get started and maintain a real estate portfolio.Evidently, he's written 40 books and it makes sense because he's extremely knowledgeable.He goes into the ins and outs of looking for the right property and buying it with the help of "the right agent."He even describes what the "right agent" looks like: middle aged, honest, pleasant...Irwin writes about the tax benefits and the prospects for good tenants.There are some great tips throughout (he describes Fannie Mae and other real estate institutions and terms) but there's nothing too clever- all of the information is basic and straightforward (nothing clever like another book I just read ("How to Take Advantage..."by Morse).It'sa great read, but if you're looking for inspiration to buy a house, look elsewhere like Bach's "Start Late Finish Rich" for women- this book doesn't say WHY you should buy a house.

I've read a lot of the Rich Dad books, and many others on realestate investing.This one was, by far, the best.I would highly recommend this book to anyone who is investing in realestate.There are critical points in this book that should be followed before setting up a strategy for buying property.

The authors of this book touch on many subjects, giving very little detail in any of them.The legal and accounting loopholes are very basic - and they keep referring you to other products and sites they've written/published - making this book one big commercial.In one area, when talking about the benefits of real estate investment, the fail to even mention costs associated with using equity, cash flow, repairs, etc.I am a new entrant to real estate investing, and would not recommend this book to anyone.It is no different than the get rich quick schemes you see on tv/internet.

The concepts in the RichDad series book Rich Dad, Poor Dad are basic concepts.It was a book to introduce the reader that working hard your whole life is not the way to create real wealth.In Real Estate Loopholes, the concepts for investing in real estate are pretty much the same amount of detail as in RDPD.It's a short read intended to give the reader some surface level knowledge of real estate tax advantage and legal issues to avoid by setting up LPs and LLPs.By reading this book, I'm able to ask more intelligent questions for my real estate attorney.

I'd say that it's a worthwhile read, but only if you are starting out in real estate investment and are going to be working with an attorney so you can ask follow up questions in forming your LLP that will be holding the real estate.

I read this book before I read the Amazon reviews.I was shocked at some of the negative comments.My recommendation is to read all of the how-to real estate books you want.When you finally decide you're going to invest, buy this book.It will save you money and headaches.If nothing else it will give you a basic understanding of ownership options and tax benefits (loopholes) that you can then discuss with a lawyer and accountant. Know what you're getting in to before you make your first offer to buy.It is the only real estate book that I am 100% satisfied with.Good luck! ... Read more

This book is outdated for this current real estate market.

Pros: day 1 through day 40 to do list and "New Investor mistakes pg 209"

Cons:
Tax liens and IRS sales are NOT for new investors!!, Driving neighbors is time consuming and a waist of time if your looking to find a deal. its good if you want to sight see, not for hunting deals. Dialing for dollars? try it and post your results.

After buying this book and following the 40day plan, I got the same results as the Carlton Sheets course.
when looking for an investing book, make sure the use of technology is incorporated within the system with resources listed to call if you need additional information.

This is an easy read by far and away. It contains the most practical advice with a day-to-day breakdown of what to do next. It encourages persistance. I know I need that sometimes. It helped me to keep from getting discouraged. This is a numbers game. The more calls, the more marketing, the more direct mail, the more positive response you will get. Pick up the book, read it, live it - I know you will totally enjoy it! And hopefully you will benefit financially as well! :)

This book has excellent information on real estate, the 40 days to success is spaced out accordingly and offers delightful insights from an investor's point of view on how to flip, how to rent, etc.The main theme of the info is to buy properties cheaply and then find a buyer.

I also bought this book along with InvestingWithoutLosing (ISBN: 0978834607 NOT on amazn, on other stores), which taught me how to buy the properties and find out where to get the buyers within a week.

This is a great call to action for those of us that have analysis paralysis. You will either take action or throw this book across the room.I recently returned from a Robert Allen Enlightened Wealth Retreat where I met several, and I mean more than a few dozen ordinary people that took action.One couple amassed over a million dollars in just 90 days.One couple has made 10 million in Real Estate in the past 3 years.Many folks made over $100k in a few months enough to quit the J.O.B. So this is real stuff my friends, I witnessed it myself.

Real Estate is a numbers game and the close ratio is about 1 out of 10 offers will be accepted.So if you are not making offers every week, you will NEVER SUCCEED. You just have to start somewhere to get comfortable and this book helps.

This is one of those books like "Think & Grow Rich" that will be a classic in its field.Bronhick & Licata share little "how to", but instead focus more on the practical, "in between the lines" advice about investing.This is one of those books that is the glue that holds all the other "niche" books together, putting real estate techniques into real life perspective from a profit or business standpoint.

Great stuff on cash flow.As a landlord, I can tell you that their formulas are right on the money.I liked the "don't get rich quick" advice, and particularly realistic goal setting.The "WOB IN THE MOB NEAR THE BLOB" is classic (got to read it, I don't want to give it away).

This is required reading for beginners, highly recommended for all Real Estate Investors of any level.

What most impressed me about the book is how they kept the discussions and lessons lively.This made for a much easier read rather than some dry treatise on the subtleties of real estate investment schemes.
The "pop up" style comments by Gary added a break in the proceedings to allow the reader to gather his thoughts and distill what was most important in the particular section.

And, hey, it's a down market, but the book addresses all market conditions and the decision making required in all cases.I echo the sentiments of others that it is as good a place as any for real estate investors to start, and adding techniques that some seasoned veterans have overlooked.

Go buy it!

This book goes past beginners and average investors. There are some great strategies for the advanced investor.
Bill's and Gary's advice on LLC's and c corps. was worth the price of the book alone. I talked to my cpa and their advice will save me $8000 this year.
From the book I found out I was paying to much for all my real estate investments. This book showed me what not to do.
I did enjoy the real live stories also.
Bonus, in the back of the book there are very helpful real estate forms.

While I don't know Mr. Bronchick, I have been familiar with his training programs for several years and have found them to be of value.As for this particular book, I can't say that I found anything wrong with it -- it is chock full of the time-tested truisms that I've been reading in real estate books for years.If you've never read a book on basic real estate investing this wouldn't be a bad place to start -- I say buy it.

I have read lot's of books and information throughout the years about real estate investing,most of what i read is just words filling up spaces on pages just so someone can make a buck off of you.my situation:last year i thought i was a real estate investor of something because i bought a brand new house to rent out with 100%financing,the market went down but my mortgage payments as you know stayed the same.i rented the house for $1,750 a month.a year later the house right next to mine rented for $1,400 a month,my renter moved out.my mortgage is $2,050 a month.WHAT A NEG!of cash out of my pocket and now i must lower my rent even more to be competitive?I THOUGHT I WAS STUCK.i found Peters book,read it and did it.now i get $2,075 a month rent with $5,000 in my pocket.all said and done,it was a $70,000 DOLLAR DEAL for me.i love to read how some say these things won't work "IN THE REAL WORLD"i'm on my third deal now.by the way if you need a house sold or leased even if you have no equity i'm sure i can help you so you can GET ON WITH YOUR LIFE.email me kelly at:newideas@skopeocorporation.com

I was searching for a good book that would give me the basics on real estate investment and came across this one at a bookstore.Judging from the title, I thought this HAS to have the most definitive information that I'm looking for in order to get started as an investor.What I found was this book made my head spin.Don't get me wrong, it has a wealth of information and I'll probably refer back to it as the need arises.I guess I was looking for more of a step by step guide or something with a more orderly approach.This is more like a dictionary - so, you'd better know exactly what you're looking for before you open it.I bought this several months ago and still haven't finished reading it.In my opinion, it's not the type of book that you would (or could for that matter) sit down and read from cover to cover, but it does have some useful info nonetheless.

I found this to be a real meat-and-potatoes book. Crammed with lots of information, you should learn something from Pivar regardless of your experience level. Great addition to the library.

He focuses on generating wealth through land ownership, commercial properties, single family homes, and property conversions. He also covers how using options and long-term appreciation can sweeten your deals.

This is a great book if you want to get excited about real estate investments.The first chapters give one the impression that there is minimal risk in real estate compared to a vast upside potential.

The problem with a comprehensive "A to Z" book like this one is that it likely contains more information than the reader really needs.If you are interested in all aspects of real estate investing - commercial, residential and land - having to sort through the material for just one of these won't be an issue for you.But my interest is in single-family residential houses for investing and rental.The book is not organized so that I could read appropriate chapters to get the information I wanted.These three subjects are interspersed, often under the same section heading.Admittedly, there are many commonalities between the three types, but often it was difficult to discern which type was being written about or if it applied to all three.If you're mainly interested in residential real estate, check the reviews for "Rental Houses for the Successful Small Investor" by Suzanne P. This is a useful and interesting book for real estate investors. The reader will gain insight about investing in Real Estate Investment Trusts (REIT's) as well as some practical analysis of how the big players put their deals together. Although the information is not presented as a step by step "how to manual", the information can easily be translated into direct investment strategies for the small investor. The author's emphasis on real estate cycles, focus (on property type), leverage and strategy are important and useful concepts for all real estate investors. Overall, a good read for those interested in real property as an investment.

I am disappointed about this book. As many reviewers have pointed out, this book, unlike its subtitle suggests, is not really about strategies of RE investing. Many said this book is more like biographies of great RE investors, but I find it difficult to agree as its analysis (or, even chronicle) on each "maverick" is always skin-deep.

What this book serves to me is that it tells me "there are such successful RE investors in the world as Zell, Shorenstein, Reichmann, and if you want to know more about them, you better look for a better biography in the library (and I am not going to tell you which one is good or where you can find one.)"

Author Steve Bergsman does a good job here of introducing the various players on the big property, and even bigger money scene in his first book, MAVERICK REAL ESTATE INVESTING.

For those who have not intimately studied the business affairs and strategies of Trump, Lowy, Shorenstein, Hines, Zell, Simon, et. al., this is as good a 'round-the-horn effort as it gets in getting to know each of them just a wee bit better.

My opinion? If you're anything like me, you'll blow through these chapters like a whirlwind, grabbing a nugget or two here or there. Its content will--at the end of the day--stick firmly in your mind, and you'll eventually find yourself thinking of it at the seemingly oddest times.

Better. If anything, reading MAVERICK REAL ESTATE INVESTING will doubtless instigate further curiosity, and for at least certain of the source materials Bergsman suggests in his rather meticulous follow-up notes.

If you read through from cover to cover, you'll realize there's a fair bit of continuity you can come to expect from Bergsman's style. He tends to reiterate the salient themes and terms for clarity and familiarity, though the paucity of background information--for instance, HOW did Paul Reichmann acquire that property in question?, or WHY did Fred Lowy decide to purchase that shopping mall in Connecticut?--will send you scampering back to the public library or to the megabookstore in search of a proper biography (should one exist) on that very subject.

I found myself in this particular state of thinking on at least a few times during my readthrough.

In Mr. Bergsman's defence, I suppose he was somewhat limited by what his subjects under the microscope permitted him to publish here in these short--but sweet--chapters. To be sure, I'm positive he had his hands tied when discussing the specifics of certain deals, therefore the details are a bit sketchy. As readers, we're more than a little understanding. We deftly between the lines...

I suppose in the case of books like these, you won't find everything to your liking.

Sure, novices to the real estate/property trade might enjoy the rather simplified breakdown of various terminologies and techniques--universtity course "101"-style--but will probably gain a massive amount of inspiration as a result. Others more well-versed in these areas will perhaps gravitate more towards those bite-sized quotables straight from the mouths of powerful magnates like Trump. Still others may cherry pick a few sage pointers from Bergsman's handy "summary points" ending each chapter, what you'd find in most MBA-level textbooks. It's a good review of what you've just learned. It's even a nice "skimming device" for those with less time to devote to full-on coverage. Derive insights from a particular chapter or two, then discard the rest. Who's to say?

Read it and see how it strikes you. I guarantee you won't gain all the inspirations the book's juicy title seems to suggest, but you *will* use it as a departure point.

Perhaps nothing more convincing than raw experience actually matters in the final analysis. You've got to spend the time making mistakes, going through the motions, and figuring out the optimal approaches for getting things done in your area of expertise.

Like any other industry segment, spend at least ten years practicing it until you REALLY know the ins and outs of how it functions. The book teaches more than anything that there's no better teacher than the school of hard knocks.

He who knows how to box--not fight--is the ultimate winner in the end.

All in all, a four star read. It's a title worth having on your bookshelf. Once you become successful, you'll look back fondly upon it for what it gave you, a long time ago.

This book doesn't get heavy in the real details of exactly how these deals are done. It's a little broad, but I will say that it helps any investor see how multi million dollar office building deals are made accross the country. It will outline what these tycoons and most are billionaires do in different cycles of the markets..... bottom line they buy in distress cheaply, improve net operating incomes and position these properties to generate millions of dollars in profits....... It's good info for knowing how to handle down markets, how much of an equity position to sustain, and also what it takes to put deals together with syndications..... If you want to get big in commercial real estate its worth the money and time to read it..... if you want to flip or hold a small portfolio of single family homes or apartment complexes don't waste your time with this book read the many others that are published for the smaller investor. "This book helps the reader by identifying the key factors of how to actually make money in real estate.Suited for the novice investor as well as a "refresher" book for industry professionals, the major difference between The Pizza Delivery Millionaire and other popular manuals is the manner in which the message is delivered. Always entertaining, fun, and most important easy to understand, this book covers the major subjects needed to become successful in real estate.It is only 133 pages, small in comparison to massive books of 300 pages or more but don't be fooled by its size!I rather preferred this format as it skips right to the point. Their website is also a great compliment to the book as they offer informative audio from the author himself for free when you buy the book.More than highly recommended!

I found this book full of good practical advice.The writers show you how to start investing in real estate liens.After reading this book, using their techniques, I did buy one tax lien note.The writers have many years of practical experience.After reading each chapter, I then used the information to find local homes in my area. The writers show you how to do the figure out with simple math and practical means if this tax lien is a good buy. Since there are many foreclosures due to the declining economy in 2010, using the resources in this book, I was able to locate a tax lien note.For me, it was an good way to learn about and then actual investing in real estate liens.You will need to do lots of due diligence, inspections and paperwork in finding a good real estate tax lien investment.I made money investing in real estate tax liens from reading and then following the instructions in this book.

Recently, I finished reading this book and found that it was reasonably easy to read and understand. This is the first book that I have read cover to cover on this seemingly complicated subject. This book is well written and flows as well or better than a text book, however may lack the personal style or past experiences, many like myself may be seeking to hand hold or walk the reader closer to their goals.

In my opinion, this book is an excellent place to start since it seems very thorough, well researched and appears to offer an excellent overview of tax lien investing. In addition, the author shared the potential for success and/or loss, however does not give much in the way of personal opinions or what some may suggest would be fluff or an overly positive sell on the appeal of this type of investing. Therefore, the points made seem to be based on objective research rather than biased hype through personal opinion.

The author explains generally much of what needs to be done in order to invest in this type of investment, however does not go into great detail or depth on what specific steps need to be taken to actually get there. My gut feeling is that it usually takes reading a few books on the subject or taking a comprehensive course to gain a well rounded level of knowledge on most subjects. Also, most tax lien states have their similarities, but also have distinct differences which may be a complicated task to achieve, in a book of this size.

Although there are very good general suggestions and guidance on how to get started and what needs to be done to be successful, as well as how to minimize the chance for loss, it seems that the author does not go as deep as some other authors on this subject. It is not clear how much personal experience the author has had in the area of tax lien investment, since I do not rememeber personal experiences being shared or much in the way of tips for success from experience.

That tempered with the fact that the author has consulted with other investors for their input and contribution and appears to have done a great deal of research, based upon the bibliography in the book suggests that the author did their professional homework. Additionally, following a review of other books written by the author, it is apparent they have had success in writing on other relatedsubjects such as investment, real estate and business. Therefore in my opinion the author has created a very useful tool to begin building a foundation of knowledge, on the subject.

As prior reviewers have mentioned, this area of investment takes a certain amount of knowledge and experience in order to be successful, therefore one should not expect that reading one book on the subject will prepare the reader to do so without further education and experience. As others have mentioned doing, I too have purchased another book or two on the subject to gain a deeper and more well rounded education, on the subject.

In conclusion, I feel confident in recommending this book as a good source of general information in order to begin the education process of building a foundation, in this area of investment. However, as mentioned earlier, as with most books on investment a reader will likely need to read a few books or more in order to have a well rounded knowledge, on this somewhat complicated subject. ... There are many positive things about this book that should be noted.First, it is presented in a way that is simple and easy to understand.Second, regardless of where the reader is in his/her life there are facts and suggestions that are thought provoking and appropriate to that stage of life.Finally, it's good to see in print ideas that some of us may have embraced, but never had validated by anyone other than friends.
One of my childrren graduated from college last March, and the other should graduate this coming March.Because of the easy to read format, clear examples, and un-textbook like style,I plan on giving each of them a copy of this book - it will be "a great place to start" the next phase of their lives.With degrees in hand, it will be worthwhile for them to now get reality based instruction/information.

This book is wonderful.I'm a 31-yr-old computer programmer with a good income and lots of equity in a townhouse.I'm a reasonably good saver and make regular contributions to my 401k.Will this put me on the path to retirement riches?Not by a long shot, and this book clearly explains why in simple and plain language.This book makes too much common sense to refute.But fortunately its purpose is *not* to stir up doom and gloom.

It's real purpose is to illustrate the riches to be made from the low-risk high-return world of long term real estate investing in income properties.The authors emphasize a long term investment plan, not the quick flipping pitched by so many marketing gurus.Through leverage we can turn a modest 5% property appreciation into a whopping 40%++ return on our money.How does that compare to 2% for your savings account, or 10% long term in the stock market?Throw in tax writeoffs, deferred capital gains, loan reduction and positive cashflow at the same time and I am hooked.

This is a great eye-opening book for those new to real estate, and for those who their think social security and 401k will provide a secure retirement.

Most of this audio program (13 CDs and 1 DVD) is from an actual weekend seminar recorded in New Zealand.These seminars typically cost a lot of money, sometimes over $1000, so this CD/DVD program is a bargain.I listened to it driving to and from work and for the most part Dolf kept me engaged.I'm on a first name basis with Dolf, because after listening to him speak and interact personally with the audience for 15 hours, I feel like I know him pretty well.

His style is disarming and low key.He seems very approachable and works to make the content accessible.That's great for a beginner or intermediate investor.However it can drag if you are very familiar with the fundamental elements of real estate investment (REI).

Psychology and motivation are doled out liberally.He works to help us believe anyone can do this and that you can learn 90% of what you need to know in a couple of months.He spends a good amount of time on the psychology of negotiation and the value of finding motivated sellers.The audience role plays and then reports back.They look for deals in the newspaper, call the sellers, then evaluate the deals.Audience members describe their actual deals for the group's evaluation.Dolf tells about his own winning deals.

Dolf tells us that REI is really easy.Perhaps it is if you really know what you are doing, but he doesn't warn enough about making mistakes.And one mistake in REI can cost you for a very long time.He really glosses over the risks, especially of over leveraging.He ignores or downplays transaction and ownership expenses.Once you are experienced, what he describes can become easy.

His signature proposition is:"The deal of a decade comes along every week."I have found this to be true when I am actively out looking.This makes it a lot easier when you miss a property that you want, knowing that another great one is around the corner."Don't fall in love with the property, fall in love with the deal."Let the numbers do the talking.

He also teaches to hold for the long-term and finance all your properties.And as you build equity, borrow more cash against your holdings to do more deals.Don't pay off any of your properties.Hmmm, this has burned plenty of investors over the past couple of years.

He wants us to use property managers so we don't get bogged down in the nitty gritty of land lording.He is all about tax efficiency.He teaches that you should invest in the best possible areas, whether that means out of state or internationally.I would only recommend that to experienced investors.

This gets 4 stars for newbies, and 3 stars for moderately experienced investors.Dolf really is a good and entertaining presenter, but for more depth and techniques, look elsewhere.

After having Dolf De Roos', "Real Estate Riches" recommended by a fellow Realtor, I stumbled upon Real Estate College. At first, I was worried about the high price tag, but I later found out that it was highlights from a seminar that De Roos personally conducted where students paid top dollar.

The negatives first:
1. Have patience while listening - There's a great deal of audience participation and testimonials you have to either fast-forward or torture yourself listening to it. While it may be a cultural difference, I perceive folks from New Zealand to speak VERY S-L-O-W-L-Y. At one point, I almost ripped my hair out everytime this investor named "Margaret" spoke.
2. No indexing - several of the CDs only have (2) chapters where if you lose your place during a break in listening, you have to fast-forward to where you left off.
3. Some laws & strategies do not apply in the United States and other countries or are outdated. Depending on the market, most sellers will not accept offers under some of the terms he recommends.

Things I liked:
1. The last 2-3 CD's - If you want a cliff's notes version or simply the highlights of the seminar, listen to the last CD's first. With these CD's, it is only Dolf talking and he goes moves very fast.
2. He justifies WHY you should be investing in Real Estate - he shows the most common techniques used to measure a traditional investment and how it's flawed to use the same techniques in Real Estate investing.
3. Use of Technology - Although I haven't bought his REAP software package, Dolf places a great deal of emphasis on NUMBERS -- not emotion. He even has a motto, "Don't fall in love with the property -- fall in love with THE DEAL!"

I'd recommend Real Estate College to anyone considering investing in Real Estate. ... Read more

What was useful wasn't new. And what little was new, wasn't useful. The majority of the book (80%), was devoted to subjects that were covered better in other real estate books. There was very little useful information on locating and buying real estate out of Probate.

Don't waste your money.

The book is titled "Creating Wealth Through Probate". I'm not a highly experienced investor, but I'm certainly not a newbie. I've read 3 real estate investing books in the last month or two and this is the worst of them. In fact, I'm actually not sure if I should try to sell it on Amazon because I don't want someone else to waste their money.

If the book is about probate, talk about probate. "Tales of Probate" and Appendices are great, but they have little value in actually achieving wealth through probate. The author does talk about probate, but he also goes into real estate investing in general. This was a mistake. There are many, many books that discuss this topic. All of the books that I've read on real estate investing are better in content and go into further detail. No need to beat a dead horse.
