here is low down payment assistance and housing grant programs for people who don't have the cash to make a 20% down payment.
Commercial housing programs Most first time buyers use a commercial program to guarantee their mortgage. It is fairly easy to qualify for these programs, but they can be expensive.
Government housing programs There are a number of state and federal affordable housing programs designed to help people make a down payment. Each program has different criteria for eligibility.
  • FHA loans
With an FHA loan, you can put as little as 3% down, but there are lots of limitations on who qualifies.
  • VA loans
If you are a U.S. military veteran you may not have to make a down payment. For a fee, the federal government will guarantee your loan as long as it falls within limits.
  • FmHA loans Buying a small rural property? Get on a waiting list for a FmHA loan and the government might subsidize your purchase.

Overview:
The Mechanicsville neighborhood, which had a 1999 population of 3,830 is located just south of the CBD. Over the past several years it has been heavily impacted by freeway widening and Braves stadium parking. It is very poor (66% poverty rate), has substantial vacant land and beginning to gentrify. The projects address a number of identified community needs, including increase affordable housing, reducing crime and fostering economic development. Including: capacity building for SUMMECH, the Mechanicsville Civic Association and the McDaniel Glenn residents Association; develop community/resident based crime prevention programs; develop actions to retain existing residents in the face of gentrification; expand existing housing programs and develop significant new ones fostering commercial development.
